METHOD OF SALE:
Our preferred method of sale is a "Private Treaty" sale. Instead of asking for a higher price that is negotiable, my recommendation would be to advertise with a lower price which will help attract more interest, but still leave room to negotiate any potential buyers to their highest price.
For example, asking for a higher price but saying you are negotiable may lower buyer Interest; however if you advertise at a lower price but say it is your minimum like "Offers Over" a buyer will assume you still want the same price, but you will get more inquiry because of the lower price seen. The more interest you receive the higher your chances are of receiving multiple offers around the same time, which in turn increases your chances of achieving the highest possible sale price.
Of course this doesn't stop buyers making low offers but neither does the higher price, because buyers will always make offers where they feel the house is worth to them.
