Marketing Plan

Our proposal is that property be sold by way of Contact Agent (Private Treaty) with a vague price guide for 2 weeks to collate buyer feedback and encourage huge amounts of enquiry, followed by price range and reviewing the marketing strategy. Our exclusive agency agreement campaign is for 90 days but can be negotiated to suit your needs. I am happy to offer 60 days. This method of sale involves a vague guide price on the property at the commencement of the marketing period and then seeking interest from prospective purchasers after they have viewed the property and we have gauged feedback. Given the low supply and the vast array of buyers we are currently dealing with, I feel this will be the best approach to obtain an above market price. The intent is to have huge volumes of interest at open homes, and to be negotiating with a few parties within our specified guide to push price up with competition. If we accept a price you are happy with, we will endeavor to exchange a contract on .25% deposit with a 5-10 day cooling off to allow a purchaser to expedite pest & building reports, financial arrangements and then pay the balance of their nominated deposit to then become an unconditional contract. We understand as professional agents that you are selling probably your most valuable asset and that you want only the HIGHEST and BEST PRICE for it, and that you are trusting us to leave no stone un-turned whilst marketing, to communicate with you every step of the way, and to enlist the services of an agent above anything, that you like and trust.
