We specialise in all selling methods but recommend the Public Auction method to sell the property, as it creates strong competition amongst buyers. The main benefits of an auction are that it is unconditional if sold prior, on the day, or 3 days either side if an auction. The 10% deposit is paid straight away and it is not subject to finance, building or pest inspection or anything else. Buyers have to get any inspections done prior to auctions and agree to your settlement and deposit terms unless agreed otherwise prior to auction. It’s often a stronger deal than a private sale which can be subject to many things including finance for 14 days or more. Having an end date does mean that buyers will be more likely to ensure they view the property as they know when the campaign ends – its not ongoing like a private sale and auction properties generally sell quicker than private sale. This is a big benefit of an auction.
