Private Sale or ( sale by set date ) using a price plus strategy to ensure capture of the largest number of buyers for your property. What I have found over many years of using this system is that when buyers go looking they generally start in their comfort zone normally 10-15% below what they can really afford however when exposed to a property they fall in love with they will stretch to own it. This strategy is purely designed to get as many buyers to look at your property as possible in order to create competition to drive the price upward.
The first 30 days of the selling cycle is the most important and it’s when you’ll get the best price for your property because it’s fresh on the market and qualified buyers focus on new listings. Normally they have already seen what’s on offer and if they fall in love with your property they will act quickly to own it. Using a set time frame of sale creates a false sense of urgency for the buyers to act or otherwise risk competition with other buyers. A Set Sale strategy allows the vendor to control proceedings from the outset.
Inspections: Open for inspection is the most preferred method for purchasers because these days everyone seems to be time poor and they can plan a head. The aim is to create competition forcing purchasers to take action after a busy open because of the fear of losing the Property to a competing buyer. From a vendors point of view it means you can plan your day, as you know the time your home will be on show. By appointment inspections should work in conjunction with the opens for those who cannot attend an open house.
Photography: Is extremely important and should be carried out by a professional photographer, get it wrong and you could create the wrong impression to those you’re trying to attract and cost you a sale.

For Sale Sign: Like the brochure the right for sale sign is very important. It is working for you 24 hours a day. Enquiries from a ‘For Sale’ sign means the prospect is already part sold on your property.
After a property inspection a Marketing program will be tailor made for the property to ensure its optimum target market and suitability for the property and the vendor’s budget.
I have an 80+ % success rate using this system of sale. The only thing more important that any system of selling available today is to first find that one Agent that is honest and you can trust with your property.)
