Expressions of Interest

From a buyers perspective Expressions of Interest (informal tender) certainly has some positive features, as well as some negative ones. One of the major negative features of Expressions of Interest is that it is a very confidential and private form of marketing in which other parties have no idea who else and how many others have inspected the property, and to what level others are prepared to bud up to. Also as mentioned above over the past two to three years, where markets have been under pressure, the tender process has lost its sense of urgency due to the lack of market intelligence available, therefore sometimes creating a control issue for the vendor.

Private Sale

Where Private Sale is concerned, when reading the advertisement, parties will ten to focus on price rather than the attributes of the property. We believe it is extremely important to get prospective buyers “on farm” in the first instance to allow them to appreciate the property, and then talk price after that.
The other issue with Private Sale is that there is no sense of urgency, i.e. there is no sunset date.

Formal Tender

The formal tender process is not used very much in rural lifestyle lands sales. Basically it is a very rigid form of selling. There is no doubt that it suits the vendor, however, it places serious constraints on the purchaser, i.e., anyone submitting a conforming tender is bound by that tender for the period between the close of tenders and the time the vendor announces the outcome. Also there is the same problem with bidding blind (as is the case with Expressions of Interest).

Other Methods

Auction offers the following attributes
• It creates a deadline by setting an Auction sale date
• It is a very strong marketing structure, particularly suited to situations where serious bidding is anticipated, and an element of emotive bidding may apply
• It avoids you having to disclose your price, an at the same time forces bidders to divulge their hand up to their maximum levels.
• It gives you maximum control of the situation during the marketing period, and if necessary in post Auction negotiations.
• It creates a sense of urgency, in that, it minimises the risk of protracted negotiations, as pin Private Sale situation.
• You have the discretion to accept any offer prior to the Auction, if you so wish.

It is hard to recommend a method of sale without viewing the property.

Sales staff will attend the property to do photos with a minimum of 16 pictures.

Information memorandum

The information memorandum is an important part of the marketing campaign.

It complements both e-brochures and print brochures as it provides more “hands on” information. It would be presented to a potential purchaser on aerial at the property for an inspection.

Providing a summary of all aspects of the property, this document can be presented to the client’s banker, solicitor, accountant or financial adviser as an accurate summary.

The memorandum would include:
• Description of the property
• Title information
• Floor plans of the homestead, outbuildings and facilities
• Aerial map
• Paddock plans
• Subdivision and title/zoning information
• Relevant tourist and important local information about the Bathurst district

Media advertisements

It is recommended that newspaper advertisements for the campaign be placed in the local Domain newspaper.

Advertisements will be a quarter page for two weeks running with an Open House and then will have a week off before running another Open House.

Virtual Tours
A recent study found that 74% of buyers like to view Virtual Tours of properties yet only 1% of agents provide them. Every property we list has a Virtual Tour produced and uploaded to all sites. Again this is an opportunity for us to transfer the lifestyle, a personal tour of the property’s key features in a 2-5 minute video gives us great content to host online as well as to distribute to our network of contacts, it will enable us to bring the property to life and create some emotion in the marketing.

Internet Exposure

With so many buyers online we like to cast our net wide and maximise the amount of buyers that will find us. All properties listed with us appear on the following websites.
