I will also arrange to have professional photos taken of your property at no cost to yourselves, so as we can then commence the marketing process. From my 14 plus years of experience, I can tell you that rental properties that are listed with professional photos gain a lot more enquiry than those with non-professional photos. These photos are used for advertising on realestate.com.au & approximately 6 other websites. It is best to start advertising your property approximately 3 weeks before the available date if possible.
We can advertise your property as a feature property on realestate.com.au for 30 days and Century 21 on Duporth will cover the cost of the advertising for the initial tenants, which is valued at $138. This ensures that your property stays on the first page (or sometimes the second page) on realestate.com.au for the applicable suburb and therefore won’t be pushed further & further down the list whenever agents load new properties onto realestate.com.
Your property would also go into our weekly broadcast booklet, that we email out to potential tenants registered on our extensive data base. I have attached the internet reference to last Friday’s broadcast for your information. Please view it, as I’m sure you’ll be impressed.
As well as the above forms of marketing all rental listings also go into a Colour Booklet which can be collected from our front office reception, a “For Lease” Sign is erected at the property and listings are displayed on our Digital Display Screens in our office front window. We will meet potential tenants daily at properties or more than once a day if required to show them through our listed properties. All of our agents will have rental applications with them at viewings and “Open for Inspections”.
Our tenant selection process is very stringent. Once I receive your contact details, I will email you our Property Management Prospectus as in this the tenant selection process is covered in great detail. Routine Inspections are carried out during every tenancy, with the first inspection being carried out during week eight of all tenancies.
Our vacancy rate consistently runs at less than 1%.
