We need to tailor the marketing and pricing strategy to maximise the price for each individual property. What works for one property may not be the best method for your property.
Pricing Strategy; this really depends on the individual property. Some properties are best marketed as ‘Offers Over’, which encourages inspections and does not put a ceiling on our achievable price. While other properties are best marketed without a price (at least initially), using either; Preview, Auction or Expressions of Interest. I would not assume to know the best method to market your property without having inspected it.
Marketing; is very important. We can't sell a secret! It is important to make sure we maximise our marketing reach so we are dealing with as many buyers as possible, because we do not know who is going to pay the most for your property. Certain properties are going to appeal to different buyers in the market places i.e. First Home Buyers, Investors, Families. Different marketing strategies can work more effectively to find these buyers. Again, it is best to tailor the marketing to suit each property.
