We would suggest 4 methods of sale to consider.
1. 1. A Private Sale with a plus buyer’s price, an above price, a buyer range of 10%, or a set price figure, being displayed.
1. 2. A “Closing Date Sale” strategy where we create a cut off date for offers to be made by. I would suggest a 4 week program (4 Saturday open homes), and then the presentation of offers on the next Tuesday after the 4th open home, with offers closing at 5.30pm on that day. Important that when we advertise the “Closing Date Sale” date we place (Unless Sold Prior) after the advertised date, so we can sell it before if we receive offers early.
1. 3. A Sale by Negotiation strategy where no price is displayed and buyers are curious to know the price, so they contact us which enables us to qualify the buyers before they inspect the property. We also use this method like a tender process, and quite often have a cut off time frame for buyers to make an offer. If your home has not sold within a 2 week time frame, we would look to put a price guide on, of course, in consultation with yourselves.
1. 4. A no price Auction (in-room or on site) which would give you a true indication of market value without putting a ceiling on your price, plus creating a sense of urgency from buyers, reducing days on market and producing an unconditional contract.
All methods are producing great results at the moment, and it really comes down to what you are most comfortable with.)
