As every property is different, it is important to tailor an individual sales action plan for each property based on its unique features, location and merits.

As I have seen many times before, if the seller gets the price wrong within the first one - two weeks of being promoted on the internet, then buyers (who are all very well educated with all the information they can find on google) can simply see from the photos, listed price and location as to whether the property is fair value or overpriced. If they believe it is overpriced then the seller runs the risk of this buyer not even contacting the agent to book in an inspection and ask more questions
