This is a more low key approach to sell a property by not having it listed publicly through any digital or print advertising. It can usually result in a quick sale through the agent’s network of buyers and connection with other agents.
Private Treaty is what most people know as the traditional For Sale method where the seller chooses an asking price. This is by far the most popular method in marketing residential properties in Western Australia and is the least aggressive of the three methods available. It can easily be tailored to suit a seller’s needs and requirements. When a property is marketed using the Private Treaty method, purchasers are able to make the seller an offer to buy their property anytime during the marketing campaign and usually negotiate with the seller through the agent.
Public Auction is a fantastic way to market a property that is in high demand, rare or special in nature. If an auction campaign is conducted properly and aggressive marketing chosen, this method can sometimes result in a sale price higher than the expectations of the seller. An aggressive marketing strategy is usually embarked on three to four weeks prior to the set auction day and involves several home opens up until, and on the day of the auction. Bidders at the auction bid on the proviso that their offer to purchase is unconditional and for cash. Even if the property doesn’t sell at auction, the eventual buyer will most likely have been brought to the property through the aggressive marketing style of the auction. For this reason, the campaign will have been successful.
This is a marketing method that is commonly used to sell industrial, commercial, retail or properties of special interest. Recently, this method of sale has been popular selling residential properties in the Western Suburbs and has many different names i.e.
End Date Sale, Expressions of Interest, Offers. A price guideline is advertised and all relevant details so the buyer can determine what he or she is prepared to offer.
