The number one form of advertising your property for lease today is web based advertising, it’s absolutely imperative your property has current condition marketing photos, the properties detail is precise, clear and lists as many positive features that tie in line with what a tenant is looking for as well as additional information or conditions, we have a minimum standard layout to adhere to and on your behalf, we will:

• We take internal & external marketing photos, we offer Videography Tours which so far have proven to be
hugely successful for tenants taking a virtual tour from their couch or bed
• Create an outstanding advert unmatched in the marketplace
• You have the opportunity to review the advert to be certain you are 100% satisfied with the content, layout and presentation before going live
• The final standard advert will be listed with realestate.com.au / Domain / REIWA / rent.com.au / realestateview.com.au / Facebook / Instagram, when the advert is live we will invite potential tenants already listed in our data base the opportunity of a private viewing
• We conduct private viewings on demand during the weekdays, week eve's, Saturdays and Sundays by appointment
• During our marketing campaign you are informed of the outcome after each inspection and every Thursday afternoon we touch base again and discuss our strategy for the next weekend/week ahead
• We do not have an online booking service, we have greater success booking private viewings, on demand & to suit tenants schedules
• We have a telephone number specifically for potential tenants and new tenants to call
• On application we thoroughly check: x 2 rental references | current employment information | the ability to pay the rent versus living expenses - they are financially means tested | x 2 character references for each person and in particular with their x tenancy ask if their bond was refunded in full - this is a great indicator of how they care for property and their morals to ensure the property is left in original condition on exit.
• All references are checked, cleared, presented to landlord to make final decision however with our recommendations before doing so
• All leases are signed up within (48) forty eight hours to lock new tenancy in place and before taking property off the market for lease
