Marketing Plan
There will be 3 stages to the selling approach:

First inspection and meeting with you at your property

During this meeting I will:
*Discuss your home to discover the most marketable features
*Discuss and potential or planned renovations or minor maintenance needed prior in preparation for sale
*Review your needs, goals and any concerns you have with the property and the sale process
*Discuss the current market conditions and how they may affect you
*Discuss traditional marketing strategies as well as our unique strategies to reach today's buyers. We may look an on-line and offline mediums to reach all potential purchasers.
*Discuss the timing of sale, method of sale, types of buyers we plan to attract
*Authority to work, set dates and timeline, (& notification and meeting with tenants if applicable)

Once all is in place and your home is ready for sale, I will organise professional copy writing (text for the advertising), floor plan, professional photo shoot, boards, brochures etc.

OFF market phase -
-Initial web-based marketing to our vast database
-Introduce current "hot buyers" to property, by inviting them to drive-by, TXT and Email alerts.
-Exclusive pre-release showing of your property to our VIP clients and "Hot buyers" - to gauge instant feedback prior to launching the auction campaign
-Invitation to first open home inspection


Pre auction campaign meeting- To discuss the upcoming auction campaign and what to expect over the next 4 weeks
-4 week auction campaign comprising of 2 x Open home inspections, with alternating timeslots. you will be given all feedback from the prospective purchasers regarding your home

Mid auction progress meeting to discuss current interest and make any necessary adjustments or price improvements

Final week of auction campaign includes:
A pre Auction Day meeting - you will be presented with a report outlining the campaign's performance, prospective purchaser's feedback and our recommended auction day strategy.

Auction day:

-All buyers who have visited the property will be followed up prior to auction day and encouraged to attend, by this stage I would have qualified their budget, settlement terms and deposit
-TXT alert will be sent out as an auction reminder the day before
