We have a database (Virtual Agent) of thousands of tenants that all agents at McGrath contribute to, this in essence taps into “out of area tenants” that other competitors do not have.

We believe in a regional office approach because we know tenants also look regionally, not just locally. Our offices have area specialists that cover a wide area which enables us to communicate with each other. The tenants we are currently running with are ‘hot’. This is a regional strategy, most brands are disconnected from each other and lose this communication.

McGrath is one of only a small number of agents that are authorised to “direct debit” tenants bank accounts for rent payments. Using this system, 98% of our tenants rent is paid on time.

Three months prior to lease expiring, we will contact you to discuss your options with the lease. We will provide you with an up to date rental market assessment, advice on whether the tenant is suitable to stay on and negotiate a new lease on your behalf.

Every detail of your property is carefully recorded and photographed to ensure that you are not held responsible for any tenant damage.

13. Access to qualified tradespeople

We have a team of fully qualified tradespeople on our books, who we have dealt with for many years. We can arrange any repairs or quotes on your behalf. No works are organised without your permission, unless in an emergency situation. We are also more than happy to take details of your preferred tradespeople if requested.
