Method of Sale

Private treaty: This is the general method of selling but requires a certain process whereby many strategic aspects are followed throughout the marketing campaign in order to achieve a great result in a short time frame.
The main benefit of selling with a fixed price is the buyers know roughly your desirable outcome and negotiations happen around there. The first week of marketing the property will be offered as ‘Just Listed’ whereby we have no price and this generates more inquiries and inspections. Homes priced right are generally sold within 1-2 weeks.


Auction: The Auction system has been around over 150 years but has evolved over time and is more commonly used over the last few years due to the great results. As the property is heavily marketed without a price it tends to attract more people and enquiries.
You are protected by a reserve price which means you don’t have to sell if your property doesn’t reach that price.

The auction is designed to increase in value as bids climb, so you have the opportunity to get a sale price beyond your expectations.
If the property sells on auction day it is an unconditional sale meaning it is sold instantly regardless of whether pest or building reports were done or finances approved.

If a great offer comes in before the auction day you can sell earlier (as an unconditional sale) and with a campaign that runs for 4 weeks, homes are generally sold within that time frame.
