Styling and Presentation;
Presenting your property to its full potential is key to attracting the right buyer. At Belle Property, we are here to provide you with recommendations on preparing your property for sale. We also have very reputable tradespeople available to assist in getting the property inspection ready and can project manage the process from start to finish. Our in-house stylist can pop over (free of charge) to give ideas on presentation, tips on what to pack away and if preferred, prepare a styling proposal for your consideration.

We use professional photographers who specialise in architecture and design photography, along with our own in-house graphic design department to maintain quality control. This also gives us total flexibility with the design of advertising materials.

Showcasing your property;
One thing we have learned over the years is that a buyer can come from anywhere and sometimes even from people who aren't actively looking for a new home. We have successful sales tools to capture active and in-active buyers and can tailor a marketing campaign that suits you and your property needs and budget via online marketing to all major portals including Belle Property and Belle Property Private. Print, publicity and editorials, database, social media advertising, Belle Property magazine and much more.

Preferred Method of Sale;
Public Auction - An auction campaign generally runs for a period of 4 weeks with the auction being held on the 4th Saturday. We also recommend the auction being held on-site wherever possible in order to create an emotionally charged atmosphere and reinforce in the buyers mind, that the property is for them. Our clearance rate is consistently in excess of 85% and we believe this is the best method of sale for the following reasons;
- To highly expose the property
- To create competition amongst buyers and create a better chance to achieve a result above market expectations
- To encourage buyers to act within a 4 week time period and entice offers prior to auction
- To establish the current market price for the property

Private Treaty - Our recommendation would be to offer the property through the private treaty method of sale with a published asking price/with a price available on application. We feel that ultimately this method will prove to be the most effective with buyers who are less likely to inspect or enquire about properties where they cannot determine the approximate selling price. Some benefits of private treaty are;
- A level of price certainty exists for both seller and the buyer
- One on one negotiation with buyers allows us to secure a sale at or close to the asking price
- Buyers are unaware of the level of interest from other buyers other than what we choose to disclose
- Only one interested buyer is needed to secure a sale
- The property can be sold as soon as a buyer is found

I will personally be responsible for all aspects of your sale at the same time, at Belle Property we will work as a team to ensure the right purchasers have access to all appropriate properties. Our vendors receive daily feedback, so that they are assured at all times of the current status of the marketing campaign. At regular intervals, I will issue a written sales activity report.
