Thank you for the opportunity to submit this Marketing Proposal for the sale of your property in Lutwyche. We are truly excited by the prospect of representing you in the sale of your home.
As you are aware, real estate is a very competitive field and it is vitally important to professionally target market in order to ensure a premium price is achieved. To this end, we feel a well-structured and co-ordinated marketing campaign will introduce more prospective buyers to your property and realise the best possible price for you, without risk of your property selling below its value.
I have suggested an Auction campaign, however should this not be your desired method of sale, I am more than happy to market your property at your instruction.
The marketing campaign I propose will give your property the best possible exposure and includes print media pictorial advertising, strong internet presence, direct mail/database marketing and quality signage. Should the marketing proposal not suit your requirements then I am more than happy to discuss an alternative plan with you.

To achieve the highest possible sale price, a focused marketing campaign culminating in a sale by Public Auction would be our recommendation best suited to your property.
Given the time frame and structure around a tailored marketing program, prospective buyers are introduced to your property at specific times during the week – this creates an environment of urgency and competition for the buyers whilst reducing the inconvenience to yourself.
A sale at public auction allows you to sell the property on your terms – the contract is unconditional and not subject to building and pest inspection, finance or cooling off period ie. the property is Sold! A sale by this method is the only contract of sale weighted in favour of the seller.
Other benefits of Auction include:
• Widespread exposure – ensuring the whole market knows the property is for sale
• Encourages action by the buyer – no procrastination
• The seller has control of the sale price – the seller sets the reserve
• Property is not rejected on price – it is judged by its merits
• There is no ‘ceiling price’ on the property
• A cash unconditional contract is achieved
• Campaign set to a four week period – property does not ‘get stale’ in the market
• Property can be sold prior to auction

Auctions can be held either ‘on-site’ or ‘in-rooms’ at the Victoria Park Golf Club.

Selling by Private Treaty

This method of sale generally includes the disclosure of price by the seller and the final agreement on price is reached by negotiation. The buyer makes a written offer to purchase and will offer less than the asking price. Only in exceptional circumstances is the price agreed on higher than the seller is asking for.
The average selling time using this method of sale is generally longer than by the auction method as there is no framework around the campaign. Buyers simply wait for the price to come down before making an offer under the asking price – the buyers are very much in control of this process of sale.
• Fixed price – allows buyers to shop around and compare prices
• No pressure to act – days on market are longer with more inconvenience to the seller
• Buyers control negotiation and all aspects of the contract
o Building and pest inspection –will often ask to re-negotiate a contract price
o Finance clause - may be subject to a bank valuation
o Length of settlement time
o 5 day cooling off period – they can change their mind giving no reason
o Buyers negotiate down on price – not up

Floor Plans
Floor plans are professionally prepared and are used by buyers to relate to the property, as well as affording them the opportunity to consider how they will live in the home and place their furniture. They are now considered an essential tool by buyers and increase the number of inspections dramatically.

This beautifully designed and printed property magazine has a readership of over 8,000 per issue. It ensures that both out-of- area and out-of-state buyers are aware of your property and targets a diverse audience including the all-important passive buyer. It is viewed by discerning buyers and is distributed not only through Ray White offices but is also found in café’s, speciality shops and other quality establishments. The magazine is also available in a digital version.

A pictorial signboard will attract buyers 24 hours a day, 7 days a week. A quality sign measuring approx. 6’ by 4’ will be erected outside your property and will feature eye-catching high resolution photos of your property. ‘Script’ is kept to a minimum ensuring the photos have the maximum impact.

Professional Photography
Professional photography is vital for the successful marketing and subsequent sale of your property. These photographs will show your property in its best light and are used for print media, signage, window display, editorial copy, brochure and internet presentation. E-mail brochures and video presentations are also available.

Our Professional Marketing Package is $1,799 and includes all of the above. There are other alternatives to this ie; a build your own, additional marketing in the Courier Mail or in the Brisbane News.

Courier Mail
The Courier Mail is essential when it comes to marketing properties for sale in Brisbane. The Courier Mail on Saturday reaches approximately one million readers weekly.
Both local and interstate buyers rely on the Courier Mail to inform them of the market conditions and properties on the market. The response by genuine buyers to Courier Mail advertising is outstanding.
Ray White have negotiated favourable rates with the Courier Mail and can offer sellers discounted rates for marketing campaigns. Furthermore, Ray White are able to offer an exceptional ‘lift-over’ package to the Brisbane News.
Pictorial advertisements are highly recommended and ensure the best response, however, classified advertising also remains an option.

This weekly publication is a high quality glossy magazine delivered to the more affluent suburbs in Brisbane. Invaluable for attracting buyers in the higher end of the market, it is also proven to bring passive buyers through property who are not actively looking on the internet.

Quest publications cover the Greater Brisbane area and are an excellent form of print media for selling your property to local buyers. It is a very cost effective form of marketing and appears mid-week – perfect for advertising your Saturday’s open house. Free editorial is offered to a large number of our sellers by the paper and is an excellent opportunity to further showcase the property. There are a number of packages offered to Ray White Paddington which ensure this publication is excellent value for money.

Open for inspections
The object of an open for inspection or “Open House’ is to offer your buyers a relaxed period of time in your home to inspect at their leisure. These pre-arranged times ensure a number of buyers will be inspecting your property at the same time – subtly putting pressure on the interested buyer who will perceive other buyers as possible competition.
We generally recommend two or three open for inspections a week, however this can be discussed further to work in with your lifestyle and commitments.
Open homes are ideal for tenanted properties as having pre-arranged limited times generally keeps the tenant more amenable to the sale process.
Private viewings
We often find that buyers who are seriously considering the property will ask for a private viewing -especially for second inspections. This allows them to view the property in a more focused way with the agent on hand to answer questions (and overcome objections).
There will also be buyers who genuinely cannot visit your property during the open house time, due to work or family commitments. Whilst we try to limit the disruption impromptu inspections can cause, it is important to work around each prospective buyer’s requirements – you never know who the eventual buyer will be. We do, of course, try to give you as much notice as possible.
It is vitally important for the seller to be kept aware of the activity, feedback and offers received during a marketing campaign in order to be able to make an informed decision on ‘sale day’.
Communication can be in whatever form you prefer although we highly recommend a weekly face to face meeting to discuss the weekly written report we provide.
We can assure you that every buyer who inspects your property will be diligently followed up with a phone call and we will gauge their level of interest and feedback. You will be contacted after every inspection via your preferred method – home number/mobile/email.
