I have suggested an Auction campaign, however should this not be your desired method of sale, I am more than happy to market your property at your instruction.

To achieve the highest possible sale price, a focused marketing campaign culminating in a sale by Public Auction would be our recommendation best suited to your property.
Given the time frame and structure around a tailored marketing program, prospective buyers are introduced to your property at specific times during the week – this creates an environment of urgency and competition for the buyers whilst reducing the inconvenience to yourself.
A sale at public auction allows you to sell the property on your terms – the contract is unconditional and not subject to building and pest inspection, finance or cooling off period ie. the property is Sold! A sale by this method is the only contract of sale weighted in favour of the seller.
Other benefits of Auction include:

• Encourages action by the buyer – no procrastination

Selling by Private Treaty
This method of sale generally includes the disclosure of price by the seller and the final agreement on price is reached by negotiation. The buyer makes a written offer to purchase and will offer less than the asking price. Only in exceptional circumstances is the price agreed on higher than the seller is asking for.
The average selling time using this method of sale is generally longer than by the auction method as there is no framework around the campaign. Buyers simply wait for the price to come down before making an offer under the asking price – the buyers are very much in control of this process of sale.

The magazine is also available in a digital version.

Open for inspections
The object of an open for inspection or “Open House’ is to offer your buyers a relaxed period of time in your home to inspect at their leisure. These pre-arranged times ensure a number of buyers will be inspecting your property at the same time – subtly putting pressure on the interested buyer who will perceive other buyers as possible competition.
We generally recommend two or three open for inspections a week, however this can be discussed further to work in with your lifestyle and commitments.
Open homes are ideal for tenanted properties as having pre-arranged limited times generally keeps the tenant more amenable to the sale process.
We often find that buyers who are seriously considering the property will ask for a private viewing -especially for second inspections. This allows them to view the property in a more focused way with the agent on hand to answer questions (and overcome objections).
There will also be buyers who genuinely cannot visit your property during the open house time, due to work or family commitments. Whilst we try to limit the disruption impromptu inspections can cause, it is important to work around each prospective buyer’s requirements – you never know who the eventual buyer will be. We do, of course, try to give you as much notice as possible.
It is vitally important for the seller to be kept aware of the activity, feedback and offers received during a marketing campaign in order to be able to make an informed decision on ‘sale day’.
Communication can be in whatever form you prefer although we highly recommend a weekly face to face meeting to discuss the weekly written report we provide.
