According to the statistics we have at hand, the present market conditions have shown that there has been an adjustment of around 8% in capital growth for the Gold Coast area.
Taking this into consideration it is imperative that we use as many tools possible in order to attract the premium buyers to your property.
There are 2 ways of marketing your property should you wish to go to the marketplace.
By putting a price on the property, the final result will be lower than that, no one will expect to pay more, and pricing the property correctly is critical. However, if we market by Auction then the purchasers will compete against each other and the best price on the day will be achieved.
There are 3 phases to an Auction Program:
1. Pre Auction: Gives buyers the opportunity to view the property without the price obstacle so that they focus on the suitability of the land rather than the price, which also helps us with feedback to you the Vendor.
2. Auction Day: All buyers have an opportunity to bid to their highest level, and when 2 or more are bidding against each other the final price will often be above your expectations.
3. Post Auction Day: If your home is not sold during the first 2 stages it is then placed on the market at a price determined through the feedback received in stage 1 and 2, and any prospects unable to purchase under Auction terms will be considered.
Whether your property sells prior to Auction or after, the market sets the price it is prepared to pay. This is the only method of sale where there is a possibility of achieving a higher price for your property than you expect, and may be that there are more than one interested buyers on the day.
