I would recommend the internet as the largest source of enquiry, e-brochures ( alerts that go out to buyers who have registered to buy in certain suburbs ) would be delivered several times during the campaign, currently going to around 1200 each time these are sent.
Combine the internet with paper advertising in the weekend and community newspapers if required also.
Depending on your property a photo sign may also be benefitial to showcase the property from the road to increase enquiry.
Marketing is not included in the selling fee, most of my clients are spending around $ 700+ depending on their needs and the outcome they would like to achieve, various forms are however available from budget conscious to premium.
When the property is SOLD FOR MORE and this amount of money has not been spent then it is only paid as used.
