It is never possible to tell exactly who will be interested in a property given each one is unique. You can however assure a large level of interest via our extensive marketing strategies. The property’s improvements, dimensions and location will determine the use and liveability and will be viewed by every buyer in a different way. Via specialized targeted marketing we will promote your property to its maximum benefit. It’s imperative that we attract and engage with the right purchasing audience. Ultimately, the wider number of buyers we can attract, the better the final result.

There are two majority used methods for selling property. These are sale by Public Auction and sale by Private Treaty (For Sale). A third less used option (in our area) is Public Tender.

Sale by Private Treaty; involves setting a price for the property before offering it for sale. Whilst we find that many people initially feel more comfortable with the idea of this method of sale, there are a few things to consider before submitting your property for sale in this manner.
Firstly, you must make a decision as to the initial asking price. This, in itself, is a difficult process as the true value of any property is what the market is prepared to offer. If a property is under priced it will sell quickly and the price cannot be maximised. If you overprice your property, it may sit on the market for a long period of time and run the risk of going ‘stale’ or being over exposed.
Whilst we have excellent knowledge of recent sales in the area, I am sure you can appreciate that a property such as yours, has many variables which can and will affect the opinions of each buyer dramatically. As such, setting an asking price can be very difficult and may be to the detriment of the sale.

Although sale by Private Treaty may seem like a more relaxed approach, remember that there is less incentive for buyers to move quickly to complete their negotiations and to complete their purchase of your property. There is no time limit for the sale so the buyer may be tempted to use this to their advantage.

Sale by Public Auction; have many benefits for the vendor as do Tenders. However Auctions are a more accepted form of marketing, and force a more competitive and fair environment for your purchasers.
