• Signboard erected at the front of the property.
• A tailored leasing strategy specific to your property with regular feedback and recommendations, including on-the-day inspection reports.
• Completing an extensive Entry Condition Report prior to any new tenancy, with details of all property inclusions and photographs. You are also provided a copy of this report with every new tenancy.
• Preparing and renewing lease agreements, seeking lease instructions from you 3-months prior to renewal. Lease renewal copies sent to you for your convenience.
• Regular routine inspections (max. 4 per annum), with a report issued providing details and photographs on how tenants are caring for your property.
• Arranging maintenance and repairs.
• We pay all property invoices for maintenance and repairs, insurance, council rates and water invoices.
• Issue invoices to tenants for water usage.
• Rent collection and regular disbursement to owners (on the 1st and 16th of each month or the following business day should those dates fall on a weekend or public holiday).
• Provide you with end of month statements and end of financial year statements.
• Handling more sensitive matters that may require court attendance or conciliation.
