Marketing Plan
Previous sales and enquiries within the Corrimal area indicate that properties listed in the current market are lasting 1-2 weeks. The Northern Suburbs of Wollongong are experiencing a “high demand” of property due to the lifestyle it offers as well as local purchasers seeking to enter the market. Furthermore, it has been widely recognised that there is an increase in Sydney purchasers entering the Northern Wollongong Market due to the close proximity to of the Northern Suburbs and Sydney as well as the ever increasing Sydney market.
In relation to a proposed selling strategy of any property in this market we are finding that “Offers above $.......” and the auction process is having great success and in many cases exceeding vendor’s expectations. I am a firm believer that the most appropriate strategy to sell a property is in fact the strategy which the vendor feels most comfortable with. It would be a privilege to discuss each selling method with you to see which one is best suited to your priorities in selling the property. ie: pricing, time frames and privacy.

In respect to marketing the property I believe that it is imperative to present the property in the best possible manner. This includes the use of a professional photographer who uses colour floor plans and interactive videos. I will work with you as the vendor to suggest which area of the house has the most ‘saleability factor’ to a potential purchaser.
Part of the marketing campaign includes a colour sign board placed outside your property with my contact details so people out of the area who see your property can contact me direct 24/7. This sign board would also display 3 full colour photos of the property.
In addition to this, Harcourts Northern Beaches believe it is essential to hand deliver 1000 professionally designed and printed brochures to your immediate area, notifying the residents that the property is currently for sale. Experience shows this is successful when a resident is seeking a nearby property for their friends, children or elderly parents.
With respect to inspecting the property, I like to work closely with the vendors in this respect to identify the most suited level of inspection. Obviously, “Open Houses” are highly successful in allowing potential purchasers to inspect the property; however, private inspections are also popular. Traditionally I operate “Open Houses” on a Saturday morning and can also do mid week open houses in the evening to capture all the potential purchasers. Prior to every inspection, I confirm this with the vendor and provide immediate feedback in respect to the same,
