Special Preview Inspection
A special preview inspection will be undertaken on the Wednesday or Thursday evening before the first official Open for Inspection. We will invite very keen registered buyers as well as our network of buyer agents to this inspection.
Open For Inspections
As well as our traditional Saturday morning or afternoons open for inspections we schedule opens for Wednesday or Thursday evenings to catch buyers on their way home from work.
45 minute Open For Inspections
Our 45 minute open for inspections allow the buyers to spend more time at your property and allows our sales team to spend more time with each buyer, answering their questions and talking about the benefits of buying your property. In addition, it allows buyers coming from other open for inspections to see your property where in a normal 30 minute inspection, they would miss out.
Given our proximity to the property, we are able to facilitate private inspections with buyers who are unable to make the scheduled times or for second or third inspections usually with an architect, builder or family member.
Buyer Call Backs
We record the names and telephone numbers of all parties attending our open for inspections or private viewings. All buyers are telephoned within a few days of their inspection to gauge their interest level and answer any questions. As the auction approaches, we telephone all keen parties to brief them on the Auction process and determine whether or not they will be bidding.
Feedback & Communication
We see the sale of your property as a co-operative venture between ourselves and you and believe that communication throughout the process is paramount. We will keep you constantly informed of buyer activity and comments as well as changes in the market place that might affect your property.
Written Pre-Auction Report
A couple of days prior to the Auction, we will provide you a written summary of the results of the marketing campaign. This will include number of hits on the internet, numbers of inspections, buyer’s profiles, key buying signs such as requests for contracts, second or third inspections, builder’s inspections etc. We also summarize buyer feedback including likely selling range and identify names of likely bidders.
We will meet with you prior to the Auction to discuss the conduct of the auction, answer any questions that you may have and set your reserve price.
