Selling Approach:

My role as an agent is to maximise the sale price of your property. This is achieved by creating the ideal selling environment. Which is to attract multiple buyers to your property, get them emotionally engaged with the property and then take those buyers and place them in competition with one another.

This in hand with what I know sells property and doesn't sell property comes down to 3 main variables. Presentation, price and marketing. If we can establish these 3 variables well and set you property in an ideal selling environment, there is no reason why your property shouldn't sell for a maximum price in less than 30 days.
