A critical component of selling a property is marketing.
An active campaign allows us to introduce as many buyers to your property as possible and create a competitive market that will ensure that you have the best chance of securing a premium price for your home.
We do this by actively working with our existing buyer database, with clients whom we have forged a relationship, and by implementing a solid marketing campaign which promotes your property to its best advantage. This includes premium photography at both day and twilight, advertising on the internet with premier placement which is the highest listing level and presenting your home to our expansive database.
The choice is yours whether you want to auction the property or select the private treaty method. We can sell successfully using either method, but in the current market Auction is likely to be the way to go.
We would initially move into a “Pre-Campaign” marketing strategy and advertise your property without a price guide for the first week. This will ensure a huge amount of enquiry and strong numbers at Open for Inspections. We will then use this early feedback to fine tune with you the formal price guide to be placed on the property following the first Saturday open.
The auction method is a selling strategy which doesn't actually mean we are limited to selling at Auction on the 4th week. We have previously sold many homes during an auction campaign with a stand out buyer presenting themselves before the scheduled auction.
Although we have every opportunity to sell prior to auction, if we have 2 or more premium buyers talking a similar level, then the safest way to separate them is an auction. Once the ‘hammer’ falls at the end of the auction the buyer is bound to their offer (subject to your reserve price) and they pay the deposit & sign the contract straight away.
If we select an auction, Glen Wirth will be the auctioneer and we always want to hold the auction on site to maintain the emotional element that a buyer experiences when buying a property they love. It is this emotional impact and realizing how rare your property is that can drive the bidding up to a level that cannot be logically justified.
